Construction draws your borrowers request — and you control.
Rehab and construction loans live or die on the draw process. PML moves draw requests out of text messages and into one tracked workflow tied to the budget and the holdback.
Borrowers request draws in their portal
Once a loan is funded, the borrower opens it in their portal and submits a draw request. They choose a forward advance or a reimbursement, enter the amount and the scope of work, and attach progress photos — plus receipts when they're asking to be reimbursed.
The request arrives in your Borrower Requests inbox, and the sidebar badge tells you something needs action. No more piecing together a draw from a text thread and an email attachment.
How review and funding works
Every draw is reviewed before it's funded. You can log an inspection, and the amount you approve can differ from the amount requested — the borrower sees the status move from pending to approved to funded on their loan page.
When you fund the draw, you record how the cash was sent, and the remaining holdback updates against the construction budget. Interest on drawn-balance loans picks up from the new balance.
- Forward advances and reimbursements
- Progress photos and receipts attached to the request
- Inspections logged on the draw
- Approved amount can differ from requested
- Holdback and budget remaining updated on funding
Keep your bank partner informed
If a bank or capital partner needs to see a draw, you can share a link to it, progress photos included. They see what you chose to share without a login to your system. Partners who need ongoing visibility can get the read-only Bank Partner role instead.
Why it matters
Overfunding a draw is one of the easiest ways to lose money on a rehab loan. When the budget, the holdback, the inspection, and the request all live on the same record, it's much harder for a draw to slip through that the work doesn't support.
