Capital management

Know what your money costs — and what every loan really earns.

A 12% loan funded from a 9% line of credit isn't a 12% loan. PML ties each loan to the capital that funded it, so you see the spread, not just the note rate.

Capital accounts and lines of credit

Set up the sources of money you lend from — your own capital accounts and the credit lines you draw on. When you fund a loan, you fund it from one of them, and PML starts tracking the cost of that capital against the loan's earnings.

Cash you can actually use

The Cash Flow page shows immediate cash available after reserves and pipeline commitments, and projects it forward. Before you commit to the next deal, you can see whether the money is really there, or already spoken for by loans you've approved but not funded.

Earnings net of cost of capital

For each loan and for the portfolio, PML shows gross profit by category — interest, default interest, late fees, and doc prep — net of what the capital cost you. It's the number that tells you whether a deal was worth doing.

  • Per-loan earnings net of cost of capital
  • Portfolio-wide gross profit by category
  • Immediate cash after reserves and commitments
  • Forward cash projection

Reassign capital without rewriting history

Sometimes you move a loan off a credit line and onto your own capital, or the other way around. PML lets you reassign a loan to a different capital account from an effective date forward. The history before that date stays with the original account, so past cost of capital and past reports don't change.

FAQ

Capital management: common questions.

Does PML track cost of capital per loan?
Yes. Each loan is funded from a capital account or line of credit, and PML shows earnings net of that cost of capital.
Can I see how much cash I have available to lend?
Yes. The Cash Flow page shows immediate cash after reserves and pipeline commitments and projects it forward.
What happens to history when I reassign a loan's capital?
The reassignment applies from its effective date forward. History before that date stays with the original capital account.
